What We Do

Full-scope TI plumbing,
permit to punchlist.

Tenant improvement plumbing ranges from adding a single hand sink to a full restaurant kitchen or multi-stall restroom block. Whatever the scope, we work from your architectural drawings, pull our own plumbing permits, and coordinate with your GC and the city's building department.

We've worked on restaurants, medical suites, fitness studios, retail build-outs, and office TIs throughout Contra Costa County and the Bay Area. If your lease has a delivery date, we build our schedule around it.

How It Works

Plans to punchlist,
without the runaround.

  1. Step 1:

    Review Plans & Scope

We work from your architectural drawings or create a scope from site conditions. We flag any conflicts or code issues before work begins.

  2. Step 2:

    Pull Permits & Coordinate

We handle our own plumbing permits and coordinate inspection scheduling with your general contractor's timeline.

  3. Step 3:

    Rough-In & Finish

New supply, drain, and vent rough-ins; fixture installation; fixture connection and testing. We work around other trades.

  4. Step 4:

    Final Inspection & Signoff

Permit inspection coordinated and passed. As-built documentation provided for your records.

Project Fit

Working with a GC or managing the buildout yourself?

We've worked both ways. Here's how we fit into your project regardless of how the team is structured.

How we fit into your project

You have a GC

We work as the licensed plumbing sub. We pull our own permits, show up on schedule, and coordinate inspections without adding to your PM load.

You're self-managing the TI

We can be your primary point of contact for plumbing scope, permitting, and inspection. We've done it many times.

Design is still in progress

We can review plans early and flag plumbing conflicts before they become change orders.

Signs it's time to call

  • Signing a new commercial lease
  • Converting space use (e.g., retail to restaurant)
  • Adding restrooms or kitchen facilities
  • ADA compliance upgrade required
  • Existing rough-in doesn't match new layout
  • GC needs a licensed plumbing sub

FAQ

Common questions

TI plumbing is typically bid from architectural drawings or a site walk. We provide a fixed-price proposal covering rough-in, finish work, permit fees, and inspection coordination. Change orders only happen when the scope changes — not because we missed something in the bid.

Yes. We work as the licensed plumbing subcontractor on GC-led TI projects regularly. We show up on schedule, pull our own permits, coordinate inspections, and communicate proactively so we don't add to your PM load.

For most TI projects, 2–4 weeks of lead time is sufficient for us to mobilize. Larger or more complex scopes — multiple restrooms, full restaurant kitchens, or medical office build-outs — benefit from earlier engagement so we can review plans and flag conflicts before work begins.

Yes. We handle ADA-compliant restroom rough-in and fixture installation, including accessible lavatory heights, clearances, and grab bar blocking. If ADA compliance is a condition of your permit or lease, we build it into the scope from the start.

Yes — restaurant TI is one of our most common commercial scopes. We rough in floor drains, grease waste lines, hand sinks, mop sinks, prep sinks, and hood suppression connections. We coordinate with health department requirements and your equipment vendor.

Yes. We are a licensed plumbing contractor and pull our own plumbing permits for every TI project. Permit fees are included in our proposal. We handle inspection scheduling and coordinate with the city's building department directly.

Timeline depends on scope, but most standard TI projects — new restrooms, kitchen rough-in, or a bar build-out — run 3–10 business days for rough-in, with finish work following after other trades are complete. We build our schedule around your GC's timeline and lease delivery date.

Guerra Bros. was our plumbing sub on a restaurant TI in Concord. They reviewed the plans early, flagged a drain conflict before we poured the slab, and never missed a coordination call. Permit passed first inspection.

New retail space needed restrooms and a back-of-house sink rough-in. Guerra Bros. worked around the other trades, kept the schedule, and the permit closed clean. Would use them again on any commercial project.
